Income Requirements
The combined gross income of all persons living in the rental should be at least 2.5 times the monthly rental rate (income requirement and/or deposits may be raised depending on income).
Credit & Collections
Your application will be automatically denied if you have a judgment, collection, open bankruptcy or delinquent account with a landlord, property management firm, or utility company. Other delinquent accounts and collections will be used to measure your payment history. We consider your credit score, number of collections, and payment history to approve your application. You may be denied or asked to pay a larger security deposit or use a co-signer based on this information.
Occupancy Limits
2 Persons per 1 Bedroom and a maximum of 3 last names. We follow local guidelines and regulations.

Who pays for repairs?+
It depends, if the damage is caused by normal wear and tear and normal living the costs will defer to the owner, however if the damage is caused by the tenents neglect, the tenant will be charged. We try to be honest and make sure that costs are correctly distributed.
Can tenants pay online?+
Yes, just log in to your own personalized secure portal through our website, where you will be able to pay online, you can set up automatic payments or pay whenever you would like
What areas do you service?+
We service all of Washington County in Southern Utah which includes St. George, Washington, Hurricane, Ivans, Santa Clara, La Verkin, Leeds, Toquervile, Dameron Valley, Pine Valley, and Enterprise.
What is the cost of your service?+
The costs for our services are 10% of rent for a single home, and 8% for 3 or more homes.
Can tenants have a pet?+
It depends on the individual property's pet policy. Some properties allow pets with certain restrictions, such as specific breeds, sizes, or additional pet deposits or fees. It's best to inquire about the pet policy before bringing a pet into the rental unit.
Can tenants make changes or modifications to the rental unit?+
Major modifications or structural changes to the rental unit generally require prior approval from the landlord. However, minor changes such as hanging pictures may be allowed, but it's always best to discuss any planned modifications with the landlord to ensure they are acceptable.

To avoid plumbing issues, it is important to take preventive measures. Use drain guards or screens in sinks and showers to catch hair and debris, preventing clogs. Be mindful of what you dispose of in the kitchen sink and avoid pouring grease or large food particles down the drain. Periodically use gentle, non-corrosive drain cleaners to prevent buildup. Additionally, promptly report any leaks or drips to your landlord to prevent further damage and ensure timely repairs.
Electrical Problems+
Preventing electrical problems starts with responsible electrical usage. Avoid overloading outlets or using multiple adaptors in one outlet, as it can lead to overheating and electrical hazards. Use surge protectors for sensitive electronics and appliances to protect them from power surges. Regularly check and replace frayed or damaged cords or cables. If you notice flickering lights or outlets that feel hot, report them to your landlord immediately, as they could indicate underlying electrical issues.
HVAC+
Proper HVAC maintenance can help prevent issues. Follow your landlord's instructions for changing HVAC filters regularly to ensure optimal performance. Keep vents and air registers clean and unobstructed to allow for proper airflow. Report any unusual sounds, odors, or temperature fluctuations to your landlord promptly. Avoid blocking HVAC equipment with furniture or other objects to maintain efficient airflow.

To avoid appliance repairs, it's important to use and maintain them properly. Follow the manufacturer's instructions for each appliance, including cleaning and maintenance recommendations. Regularly clean appliances and remove any accumulated debris. Avoid overloading appliances beyond their capacity, as it can strain their mechanisms. If you encounter any malfunctions or issues, report them to your landlord promptly so that necessary repairs or replacements can be arranged
